Blue-green algae in North Dock

📣 Following samples taken earlier today, Natural Resources Wales have identified blue-green algae in the water at North Dock, Llanelli.
⚠️ As a precaution, we have installed warning signs asking people and their animals not to enter the water.
⛔ Please ensure you and your pets do not come into contact with the algae or the water, and make sure you maintain basic hand hygiene.
💦 Blue-green algae naturally occurs in inland waters, estuaries and the sea. Blooms can form when their numbers become excessive.
☠️ Bloom and scum-forming blue-green algae can produce toxins. These toxins can be very dangerous to animals. In humans, they can cause rashes after skin contact and illnesses if swallowed.

NDRA meeting Wednesday March 30th 2022 at 6.30 pm

There will be a General Meeting of the North Dock Residents’ Association (NDRA)  on Wednesday March 30th at 6.30 pm in the function suite on the second floor of the St. Elli’s Bay Bistro and Brasserie.
Liam Donohue, the Trinity property manager for North Dock will be attending the meeting. General Meeting and AGM Tuesday November 23rd at 6.30 pm

There will be a General Meeting of the North Dock Residents’ Association (NDRA) followed by the AGM on Tuesday November 23rd at 6.30 pm in the function suite on the second floor of the St. Elli’s Bay Bistro and Brasserie. The last meeting was on held in September 2019, the one planned for March 2020 had to be cancelled due to the pandemic, who would have thought that it would be another 18 months before it would be possible to plan another one?

Replacement of Extractor Fan Vent Covers

As you are aware there are a number of broken extractor fan vent covers on houses and flats across the site. Many of the vents have birds nesting in them annually, causing further damage, noise and mess. Trinity advise that these vent covers are demised to the owners and will not be replacing them.
The NDRA have therefore obtained a quote from Duraseal who own cherry picker vehicles and are familiar with the site, and there is the opportunity for residents to have their vent covers replaced over the summer.
We have requested that nesting material would be cleared out and vent covers replaced with a plastic downward facing vent, with an integrated grill to prevent birds etc entering. Exact arrangements would be agreed directly between Duraseal and individual owners. The NDRA would  not be entering into any further arrangements on behalf of residents following initial contact being established.

The greater number of residents requesting the replacements the cheaper the price on a sliding scale. An example of cost would be:
1-10 residents  £85.00 each vent
10-20 residents £75.00 each vent
20-30 residents  £65.00 each vent
30-45 residents  £55.00 each vent

Billing and payment would be arranged directly between each owner and the company and no responsibility would be taken by the NDRA for this. The NDRA will only be arranging advertising, collating interested parties and passing on your email address and property name and number so that Duraseal can contact you directly.

We would appreciate expressions of interest by Friday 17th July.

PARKING CONTROL MANAGEMENT

Parking Control Management have taken over operation of the vehicle enforcement service from UKPC.

They have confirmed a 10 minute grace period will apply from when the operative first notices a vehicle parking without a permit.

If a resident parks in another residents’ allocated bay you can contact PCM who will send an operative down to issue a ticket to the vehicle. With regards to the visitor bays only a valid PCM visitor permit will be accepted here & a resident permit will not allow you to park in the visitor bays marked with a V.

A contractor can park in a residents’ bay or visitor bay with the correct permit on display. However there is a code system in place for contractors as they often forget to return the permit. If, on arrival, the contractor calls PCM on 01753 512 603 there is an option for contractors (option 2) this will take them onto the right department and they will be able to gain the authorisation code. The code would be written down on a bit of paper and displayed on the dashboard, so residents don’t risk losing permits!

Commercial vehicles are not to be parked in any of the enforced bays or on roadways. PCM do not enforce the driveways so as long as vehicles are not spilling out onto the roadway they would not be enforced. Please see below list of what is classed as a commercial vehicle.
Commercial vehicles are not permitted in resident & visitor bays at any time between 7pm to 7am.

Your vehicle will be classified as a van, or as another form of specialist motor, if it has one or more of the following:
• A double cab (a separate area for the drivers and passengers from the tail end of the car)
• A pick-up bed at the back, designed specifically for cargo (with or without a roof)
• If it has no windows on the rear side panels
• If it’s a van that has been modified
• If it has a gross laden weight of over 1000 kg
• If it’s original purpose is commercial or domestic
